CameronHi we will sign the contract now the only thing I'm worried about is the provision for having to respond with changes to the design in 7 days, because I work 1 month in USA and then I stay one month in Lao. ... Some leeway on the response time would be appreciated. Thanks10:44 PM

Please don't worry about this. The 7-day response period is mainly there to keep the project moving, but it is not intended to create pressure or be a strict rule against you, especially when you are travelling or working overseas.
Most of our clients are foreigners or live between different countries, so we are very used to working online through Google Meet, Zoom, WhatsApp, and email. We can review the design together online and work around your availability. We can give reasonable flexibility on the response timing.10:50 PM

CameronAlso if the banks will approve it I'm okay to push the budget to 200k to help achieve the look and changes noted. The division of the dining and living area could be a half wall style like this if possible. Also if possible a separate entrance passage so the front door isn't straight into the kitchen.6:58 PM

Moving the outdoor Lao kitchen to its new spot (small L-shape, gas cooktop + sink)
Converting the in-law suite kitchenette into a sitting room
Walk-in closet rework including cabinet island and vanity window
Larger kitchen island and final kitchen arrangement
Septic system and water tank design for both buildings
Full drawing set completion with roof plan, elevations, dimensions
Once the revised drawings are finalised, we will update the Mobilization Agreement on your portal to match the agreed scope.12:30 PM

The next stage is the full 3D, then the engineer's sign-off, and both are covered by our design team. Every village is slightly different. Don Dok is one of the more formal ones and wants the permit, the drawings and the engineer's sign-off.11:09 AM

CameronHi, just checking in with the final plan PDF and the 3D? Also, just to update: the bank wants the land title in hand before they issue any funding. We talked to the developer and they said about 2 months to get that, so hopefully all the timing works out.3:15 PM

On the bank: typically they will work with a copy and a letter from the developer confirming the process is in order with the appropriate government office. Could you forward the developer’s contact so we can coordinate with their office on timing?7:56 PM

CameronWe have two options right now. Because my income is outside of Laos it’s a little more difficult.
LaoViet wants us to build the first 30% of the home, then lend us the rest.
BFL will loan the full amount, but they want $50,000 in a term deposit with them.
Both options I have the capital to do. I’d prefer BFL since their interest rate is much lower, but they want the title first before doing anything further. Both have said we should be fine.8:03 PM
